Section 8 Vouchers APPLICATION: When a complete application is submitted, the applicant’s name is placed on the Section 8 Waiting list according to the date and time the application was submitted and the waited point totals for applicable preferences. A preference shall be given to residents of our eleven county geographical area of 300 points. A preference for victims of domestic violence will receive 100 points as will residents of USDA projects within our jurisdiction that will be adversely impacted by project owners opting out of USDA programs. All other applicants will receive zero points. Area XV MCHA’s funds for providing rental assistance, are tied to Section 8 Vouchers. A family must be issued a voucher before assistance can be given to the family by the Housing Agency. TOP OF THE WAITING LIST: At intervals, and in numbers determined by Area XV MCHA, the applicants at the top of the waiting list are notified by mail that Area XV MCHA expects to have vouchers available. The applicant MUST respond to the notification by the date specified in the notification, after which the applicant family will receive forms to verify citizenship status, family composition, income, law enforcement verification and in some circumstances medical and child care expenses. ELIGIBILITY: A family’s eligibility is determined by annual income for the family size. A family may be denied assistance if the family owes this, or another housing agency money, or there is a history of violence or drug involvement. A family participating in the Section 8 program, when under lease, pays tenant rent based on family income. Tenant rent is calculated as approximately 30% of the family’s monthly adjusted income. An eligible family must submit a unit (house, mobile home, apartment) to Area XV MCHA for approval. There is a limit on the rent and the unit must pass a Housing Quality inspection. Submitting a unit to the Housing Agency is accomplished by the family and landlord completing a Request for Lease Approval form provided by AREA XV MCHA. The Request for Lease Approval form provides the necessary information about the unit. All the family’s verification forms must be current, within 90 days of submitting a Request for Lease. If a Request for Lease form has not been submitted within the 60 days, the voucher will expire and the application will be closed, unless an extension is requested by the voucher holder. If the voucher expires the applicant must re-apply for the waiting list.
